Purchasing your house is one of the largest financial decisions most people make and sometimes I feel that there is not enough thought that goes into their decision before making the purchase.
The reason I say this is because it is the default for most Americans to go purchase a single family house, and then once they out grow it or start making more money they want to upgrade. So they sell the current home to make the move into a bigger, nicer house.
But when you are first purchasing a home you can reap so many benefits like first time homebuyer programs and low down payment loans that it could be the perfect time to purchase an investment property. This is what I did at 20 years old, I couldn’t afford anything good with my meager paying job out of high school so I looked for other options.
That is where I discovered house hacking, and I use this term all the time but apparently not everyone knows what it means and a lot of people never ask to clarify. This includes even real estate agents, I was speaking with a few last weekend and they thought they knew what it meant but they did not.
Essentially it is using your primary house to make some type of additional income, and they best way I have found is by purchasing a small 2-4 unit multifamily property. In this strategy you can still utilized most of the same types of loans you would use if you were first purchasing a single family home. But this will create additional streams of income that you can put towards your mortgage meaning you can either live for a highly reduced cost, free or even making money while owning if you find the right deal.
